This atypical building from the end of the 19th century with the fitting name Paroloď was originally constructed as an excursionists’ restaurant for a steamship company. It’s located on the bank of the Elbe right in the centre of Děčín and offers visitors a beautiful view of the river and its surroundings. In the area of the hall there is also a balcony, so any performance or talk can take place there in those moments when people are not dancing. And for such guests who might feel that the dance floor is cramped, there is another bar and rest zone in the basement.

On the mezzanine there is an office from which you can manage the operation of all businesses, as well as separate facilities for the employees. Each floor has its own toilets. The property is to be sold completely furnished. The object has a kitchen for the restaurant and a separated preparation area for the confectionery.

Technicalities

The building was built in approximately 1890. The object’s foundations are on sandstone masonry. The building is made of bricks and the café is made of sandwich masonry. The roof is new, from 2015. The house is insulated from the main street and is not undercut. The overall reconstruction was started in 2000. The restaurant with the pizzeria and the café with the confectionery were completed in 2001. The club was reconstructed in 2003 and the last modifications were carried out in the club in 2013. The sewerage is municipal and the house is connected to the water main. The object includes 2 operation lifts – one is used for taking dishes from the kitchen to the restaurant and the other for supplying individual floors. There is a camera system within the whole object.

INVESTMENT

Due to its excellent accessibility and many options for enjoyment, this object has incredible potential. In addition, the revenue of over 10% annually shows that this is an interesting investment. The large areas can be used as they have been used so far – i.e. for operating the restaurant, café, and club. The object is also great for company parties or as facilities for concerts. All the city events, from markets up to music festivals, also take place in the car park at the same time.

LOCALITY

In the surroundings of the object there are a lot of tourist attractions – you will certainly not lack visitors. Děčín Castle with its garden is located a mere 250 meters away. There is a great view of the Pastýřská stěna (Shepherd’s Wall) observation tower from the terrace and from the area of the café (it takes 4 minutes by car to get to the observation tower). And right behind the tower there is also the popular Děčín ZOO. The local ferrata is also within view, which especially attracts adrenaline lovers. Of course, I must not forget the pleasure boats that leave Děčín for the German city of Dresden.
